I was interviewing a few property management companies to manage some real estate properties. I received a proposal from a company, Nickland PM in Vegas. It was professional and detailed, and I was impressed. The expectations of the fees were clear about when and how they would collect their fees for their services, including a set up fee of $200.
So, I emailed them back to understand more about what I would be getting for paying $200 just to get an account started. What would I be expecting? Since they were very clear about the set up fees, straight up, even before saying anything about their effort in finding a renter, I assumed there was something that sets them apart from other PM companies.
This was their reply:
We, as do every property mgmt company in Vegas, charge a fee for sign up nor do we give any guarantees on listing time
I love it. Hey, at least they were confident.
But I didn’t buy it, so I replied, because I wanted to give them a second chance. I inquired about how their company was different from any other PM company, and told them that I’m looking for a company that
…doesn’t just pride themselves on charging fees to stay competitive but for a company that pride themselves on results and customer care,
Frankly, I was willing to pay, I just wanted good customer service and someone who cares about me and my property.
As of current, I have not received a reply to my inquiry. I am disappointed, so I did not render their service. I went with another company who had the time to answer my questions, helped me understand their services, and the value of their services (which by the way, did not include a set up fee).
I guess doing business just like every property management company in Vegas is not a very good idea. Nicklin PM can set their fees all day, and even if they do provide excellent services, but are incapable or unwilling to communicate their business practice, defend or own their values, it doesn’t make them very competitive.
